As a category leader, Blake already commands a strong reputation and presence. This film is designed to reinforce that positioning and elevate the brand to new heights.

To our knowledge, nobody in Mexico — and very few globally outside of Los Angeles — is producing cinematic property films at this level of visual sophistication and narrative immersion. The intention is to deliver a landmark piece that shocks the category, sparks conversation, drives sharing, and firmly establishes Corcoran as the definitive standard in Mexican luxury real estate.

Concept Glimpse


Upon becoming aware of Blake's $53 million listing — and its absolutely unparalleled appeal — a concept immediately came to mind.

The following is early-stage only. It may evolve through consultation, creative development, or inspired deviations discovered as the project unfolds. The specific property, its unique characteristics, and the natural progression of the creative process will all shape the final direction.

Title: Open for inspection

After a morning at the beach, a young woman — as enchanting as the estate itself — dressed in effortless luxury casualwear, stumbles upon the Querencia Golf and Beach Club: The Nivel Estate. The door is slightly ajar. Curious, she wanders in.

Finding the house empty, she decides to go deeper — down the rabbit hole — equal parts Alice in Wonderland and Goldilocks, utterly captivated by everything she discovers.


We sneak through the estate with her — watching a film in the home cinema room, commanding the head of the boardroom table mid-power-play, uncorking something extraordinary from the cellar — all while the delicious tension of being caught lingers just beneath the surface. She knows she shouldn't be here. She simply can't bring herself to leave.

Playful, fun, and deceptively simple — the narrative flows naturally through every space, showcasing the full breadth of the estate without ever feeling like ‘a tour’.


The typical production timeline runs 3–4 weeks from pre-production through to final delivery — however, given the property is already listed, an accelerated schedule is absolutely achievable.

The director will fly from Sydney to Baja, with a 4–5 day stay. The shoot will collaborate with local cast and crew, incorporating a half-day location recce and approximately 1–2 shoot days with around 10 people on the ground.

Should Corcoran wish to develop a broader brand film campaign independent of a specific property, that conversation would be welcomed separately under its own scope and budget.

The ending remains delightfully unresolved — but one direction has her slipping out with something precious tucked under her arm, before a moment of conscience stops her. She turns back. Returns it. Because some things are too beautiful to take from — you can only ever borrow the feeling.

Budget

For an initial landmark property piece, the $70K+ USD range is ideal — however, given the contained concept and single-talent format, production is achievable from as little as $35–40K USD.

A full budget breakdown will be provided once final scope and property details are confirmed.

It's worth noting that this production is designed to feel and perform at the level of a $150,000+ campaign. The director specialises in delivering elite cinematic work — on par with the world's top agencies and production houses — at a fraction of the typical overhead.

Payment terms: 30-50% deposit required prior to pre-production, with the remaining 50% due upon final delivery of assets.

While tonally distinct — less absurdist, more grounded — this serves as a strong reference for just how compelling it can be to watch a single lead move through a large space with that unmistakable sense of I know I shouldn't be here or doing this but it’s just so much fun.

Deliverables

Production will be executed through a high-end cinema pipeline using Arri systems — the same standard trusted across feature film and luxury commercial work. Motion and stills are captured simultaneously, creating a unified visual language that extends seamlessly across the property campaign, Blake's brand presence, social media, website, press, and future listing presentations.

The intention is work that rises above the saturation of traditional property content — enduring rather than disposable. Not simply a marketing asset, but a lasting piece that elevates both the property and the agent behind it.

Upon completion, the film will premiere across Instagram, LinkedIn, YouTube and all relevant digital channels — with the share-ability and organic conversation it's designed to generate, alongside the option to activate across paid distribution.
